What are JWC’s hours of operation?

Effective 3/20/2020 – We are operating at normal business hours from 8:30 – 5:30 Monday – Friday.  However, we are closed on Saturdays until further notice.

We are open Monday – Friday from 8:30 a.m. to 5:30 p.m.

We are also open on Saturdays from 10:00 a.m. to 4:00 p.m. On Saturdays we have a limited leasing staff available to take rental applications, check out keys and take rental payments.  We do not take calls on Saturdays and all other departments are closed.

Where is JWC located?

We are located at the corner of Elms Rd. and W S Young Dr., across from the Shilo Inn. Our address is 3800 South W S Young Drive, #101, Killeen, TX 76542.

What properties do you have for rent?

You can view our available and coming soon properties on the “Rental Listings” page of our website. You can also download and view a copy of our vacancy list and specials under our “Rentals” tab at the top of the page.

How soon can I move in?

We require that you first check out the keys and view the property before submitting an application. The application process can take up to 24 hours. Once your application is approved, we will schedule your move in inspection within 3 business days. Please read our “JWC Rental Process” page for more important information.

I’m moving to the Killeen/Fort Hood area. Can I have a rental property ready for me to move in when I get there?

Unfortunately no. We do not rent sight- unseen. Please contact our Leasing Department for any questions, or concerns.

Does JWC accept pets?

Please check the property information, some owners do not want pets on their property. If an owner allows pets on the property, JWC does NOT allow any aggressive breeds. No Exceptions. Please refer to our “Pet Policy” page for our restricted breeds. There is a NON-REFUNDABLE Pet Fee of $300 per pet if pet is allowed, the fee is to be paid PRIOR to pet being on property!

Does JWC allow smoking in any properties?

Smoking is strictly prohibited in all of our rental properties.  Violations will result in immediate termination of the lease and the tenant may be charged for replacement of the carpet and a full interior paint of the property.  Other charges may apply.

Does JWC accept Military Waivers?

Sorry, we do not accept Military Waivers.

Does JWC accept roommates?

We do not accept roommates. If an additional adult is listed on the application, it must be your legal spouse or immediate family. Please read our “JWC Rental Process” page for more important information.

Does JWC look at my credit and rental history?

Credit scores are not obtained or used for qualifying. Credit Bureau reports indicating evictions, poor rental history, unpaid accounts, debt to income ratio or more unsatisfactory rental accounts than satisfactory rental accounts will result in disapproval of the rental application. Please read our “JWC Rental Process” page for more important information.

Does JWC have an online rental application?

Sorry, we do not offer an online rental application.

How much is the application fee?

The application fee is $45.00 and is non-refundable.  Additional applicant over 18 requires an additional $15.00 fee. Please read our “JWC Rental Process” page for more important information.

Will JWC hold a property for me?

Unfortunately, we cannot hold properties. Jim Wright Company has a first come, first serve policy.

Can I have a friend or family member view the home for me?

Yes, for viewing a friend or family member may view the home for you. Unfortunately, when you apply for a property they will need a Power of Attorney if you are not present.

Do I need to make an appointment to view a home?

You do NOT have to make an appointment, to view a home you may check out up to 3 keys in our office with a valid I.D. Our Leasing Staff will gladly assist you with our rental process.

How long are the leases? Does JWC offer a 6 month lease?

We only offer 1 year leases.

What do I need to bring in order to rent a property?

You will need a valid photo ID, proof of income, valid social security card, application fee and the full security deposit. Please read our “JWC Rental Process” page for more important information.

What are the income requirements to rent with JWC?

You will need to show proof that you make three (3) times the rental amount. Please read our “JWC Rental Process” page for more important information.

On the JWC website it states an available date that has already passed. Why can’t I view the property?

This is the date when the current tenant occupying the house stated that they would surrender the property back to us. Unfortunately the tenant has either not surrendered the keys yet or the property is having repairs done by the owner and we have not been provided with a date that the property will be rent ready.

What does 2099 mean under the available date on the JWC website?

This means that the property is on a maintenance hold for repairs and/or cleaning and is not ready to rent yet. Unfortunately we do not have an available move in date yet.

When is rent due?

Rent is due on the 1st (First) day of each month and late charge beginning close of business on the 3rd day of the month.  Initial late charge 10%(ten) percent of your monthly rent.

Do I need Insurance?

Insurance is not required but is still strongly recommended. We urge you to get your own insurance for losses due to theft, fire, water damage, pipe leaks, and other similar occurrences. Renter’s insurance does not cover losses due to a flood. Our insurance does not cover the loss of or damage to your personal property.

How can I pay my rent?

You can pay your rent online on your tenant portal, by using your banking information at no additional cost. You may also pay by credit card for a minimal fee.

Can I pay my rent over the phone?

We do not take any form of payment over the phone. You are encouraged to login to your tenant portal and pay your rent online. You may also come into our office and make a payment.

What do I do if I can’t login to my portal?

You can click on the “Forgot your password?” link or contact our office during normal business hours and a member of our friendly staff will be happy to assist you.
