Emergency repair constitutes any damage or needed repair that poses an immediate threat to a tenants health, safety or property condition. This number is to be called for emergency repairs needed after the rental department is closed.
Emergency repairs include:
- Gas leaks
- Loss of heat when the temperature is below freezing
- Break-in or a unsecured property
- Sewage backup
- No power
Examples of non-emergencies:
- Plumbing stoppages
- Locked Out
- Air conitioner or appliances not working
- Noisy neighbors
- Broken windows, screens, etc.
All work orders need to be submitted online through the tenant portal. Non-emergency issues will be processed the next business day by our maintenance department.
Most of these items are the responsibility of the tenant and you can call your own repairman if you wish. All repairs arranged by the tenant will be paid by the tenant!
